Head of Property -Central London (Holborn)

My client is a specialty coffee company that aims to reduce re-offending in the UK. They operate a roastery at a Greater London Prison and several coffee shops across Central London – opening a further two this year!

At the prison, they train young offenders in roasting and competition-level barista skills. They also run a small café for the prison community.

The beans produced at the roastery are sold to their wholesale clients, which include restaurants, bars, hotels, and of course, specialty coffee shops. On their release, they help their now ex-offenders find work in the coffee industry so they can make use of the skills they have taught them.

You'll be responsible for everything that concerns the company’s real estate: site search, lease negotiations, new shop builds, maintenance, landlord relationships etc. Their ambitious expansion plans make this a key job; you’ll report to the Head of Retail but work closely with the founders too.

Responsibilities for the Head of Property:

  • Overall responsibility for managing, maintaining and expanding the company’s real estate portfolio

  • Ensuring new coffee shop sites are delivered on time and on budget; managing the design and build process from start to finish. This includes putting together architectural drawings, compiling scopes of work for contractors

  • Acting as the company’s representative on building sites and supervising tradesmen and contractors

  • Undertake planning and building control work

  • Sourcing client-supply fittings and materials

  • Managing machinery maintenance and renovation projects

  • Ensuring all premises are maintained to the highest standards and identifying best practice opportunities to develop maintenance strategies

  • Acquisitions: working with real estate agents, landlords and legal advisors keep the company’s expansion pipeline full and completing deals on time

  • Identifying and advising on the suitability of potential acquisitions

  • Management of all utilities

  • Acting as a point of contact for landlords and their agents. Maintaining an excellent professional relationship between the company and its landlords

  • Keeping up to date records of the company’s real estate portfolio

  • Regular reporting

Requirements for the Head of Property:

  • At least two years' experience in a similar UK based role

  • A degree or equivalent in a related field

  • MRICS, FRICS or Assoc RICS qualified (not essential)

  • Basic technical all-round construction knowledge

  • Extreme organisation and efficiency

  • A developed understanding of the London commercial real estate market with particular emphasis on hospitality

  • Enthusiasm for, and understanding of, our corporate social impact objectives

  • Sound independent judgment of aesthetics and an eye for quality

  • Willingness to get their hands dirty

  • Negotiation skills
